Roofs get more abuse from the elements than any other part of your home. Every roof requires maintenance to insure its continued serviceability since most roofs are subject to damage from foot traffic, extreme weather, wind, vandalism, tree branches, leaves, etc. Identifying possible problems with your roof early can save a great deal of money by correcting small problems before they develop into big ones. It is absolutely imperative that minor repairs be made immediately upon detection to prevent further deterioration of the roofing system.

A good roof Maintenance Program is vital to the performance of any roofing system. The best preventative maintenance that one can do is perform semiannual inspections of your roof to keep your roof in the best condition for the best performance and aesthetics, for it could take years for signs of a problem to appear on the inside. More often than not, with simple preventative maintenance you can keep your roof in the best shape and good working condition to assure maximum roof life.

Choosing the right Roofing Contractor

·  Make sure the roofing contractor has a permanent and identifiable place of business, complete with phone number and physical address.

·  Require potential contractors to show proof of insurance – for both workers compensation and general liability insurance. Failure to provide adequate insurance coverage may result in the homeowner being held responsible for damages.

·  Require the contractor to put their estimates in writing, detailing out exactly what they will be providing for that quote. Ex. Are all applicable taxes, permits, etc. included?

·  Be wary of contractors with very low bids. They may have to cut corners to make a profit.

·  Most of all make sure you feel comfortable that the company has the experience and expertise to handle your roof installation.
